In the heart of Daphne du Maurier country, both the adjoining VisitEngland Gold Award-winning Prideaux Farmhouse and Prideaux Cottage, together with the beautifully converted, detached single-storey Wagon House are located on the Prideaux Estate which sits at the top of the Luxulyan Valley with far reaching and rambling views across the valley and woodlands. The valley is a treat for all the family whatever the time of year and is only a short walk from these three properties. Home to what has been regarded as ‘the most beautiful walk in Cornwall’ the area takes you through deeply wooded paths, picturesque streams and under an ancient viaduct that once carried Cornwall’s china clay, tin and granite barges through to the north. It is just a short stroll to Prideaux Wood where the Saints’ Way walk can be found, 27 miles of historic footpath that leads all the way from the fishing village of Fowey on the south coast to the harbour town of Padstow in the north. The path is steeped in historic Cornish interest rambling through ancient ruins and a whole tapestry of poignant history. For coastal walking, the Cornish cliffs allow walkers to take in the invigorating Atlantic air and enjoy incredible ocean vistas. This area of Cornwall is rich in historic homes and gardens including the world famous Eden Project and the Lost Gardens of Heligan -a restored Victorian masterpiece that was lost to the world for many years and is forever linked with the village of Mevagissey on the south coast. There are many other gardens of interest including Caerhays, Tregahan and Trelissick on the Roseland Peninsula. The south coast also has many outstanding beaches, cliff walks, secluded coves and historic seafaring towns such as Falmouth and Fowey which are within easy reach of Prideaux. Fowey, renowned as the home of Daphne du Maurier, a royal yacht club and annual regatta, is within 5 miles and has plenty of restaurants, excellent pubs, cafes, galleries and shops. From here a boat can be taken along the coast and to maybe catch sight of dolphins in the bay. Sea fishing trips, kayaking and sailing can all be enjoyed from Fowey. Golf, horse riding, surfing, sailing and cycling are all available close by. Padstow, St Ives, Truro and Looe are all easily reached and provide an exciting day out in Cornwall. Shop 1 mile, pub 11/2 miles.

    All we really need on a break is a bed and shower but as we get older we enjoy a bit of comfort so this was an ideal cottage for us. We were out walking most days so at the end of the day we could enjoy a great shower and relax in a warm room, boiling hot on the nights we lit the wood burner! Some of the kitchen equipment we had to refer to the manuals but everything eventually got cooked and nothing was burnt. Only disappointment was we chose to leave one night early due to the high winds forecast the following morning. Would recommend to others.

    We would have loved to give this property a lot higher rating particularly as the owners have clearly spent a considerable amount of money on this property, which is better than most of the cottages we have rented via Cottage.com over several years. It does, in our opinion, fall down on the quality of the bed. We noted other reviews have said the bed was "comfy" however, at best we had no more than 3-4 hours sleep without waking with aching backs. We found the bed exceptionally hard and uncomfortable. Sorry. We appreciate bed specifications are very subjective, however, we have been fortunate to have had several short breaks in recent months and have had some very good nights sleep at all the cottages and hotels we have stayed at. On a more positive note The Wagon House is quiet and as expected very clean upon arrival. The welcome pack of cream tea, scones, flowers and milk made for a very pleasant start. We did not have a mobile signal so could not chat with the owners about our concerns, however, taking on board previous comments we decided the property just did not suit us. We place great value in property reviews and it would not be fair to future users not to give a truthful review. Hopefully, the owners will take these comments on board and try the bed themselves.

    A lovely property with a modern feel, absolutely spotless on arrival. The location is a little off the beaten track but only a 5 min drive from the main road, and only 10 mins drive from the Eden Project. This also meant is was ever so quiet giving us a lovely nights sleep! We would highly recommend and are even considering returning next year.

    Really enjoyed the waggon house , it was a little bit too far to walk into par , back up the hill was hard , so wish we had been closer to village so we didn't always have to get into the car. However it was very peaceful and relaxing. The bed was really comfy and the bathroom amazing . Scored 8 for equipment as no kitchen roll and only 1 very thin tea towel and no bottle stoppers so my prosecco went flat. ! Otherwise had a lovely time.

    The Wagon House is beautifully decorated to a high standard and is very spacious, including the bathroom with an impressive walk-in shower. All mod cons are included and is fully equipped with everything you need and more. It has a well kept small garden and lovely surroundings, the location is spot on and so peaceful, with birds singing and no traffic noise - perfect! We had a very blissful time and would certainly recommend this property.

    We thoroughly enjoyed our stay in the Wagon House, a modern, bright and well equipped cottage in a quiet location. Very comfortable, with all the mod cons. Our only little problem was cobwebs and dust on the dining room lamp above the dining table and across the back of the headboard that we noticed on our first day !! Cleaning the floor with a brush and mop was fine, but, If there had been a small cordless vacuum cleaner available (such as a "Shark") we could have used this easier to give the floor and other items a quick clean. Many thanks for the presentation of the cottage and the cream tea that was made available upon arrival. We would definitely recommend the cottage and visit again.
