Lavausa is the perfect family holiday home located minutes from the centre of St Mawes with private parking for three cars which is very unusual so close to the village centre. Lavausa benefits from a reverse level first floor open plan kitchen dining and sitting room enabling guests to sit out and breakfast in the morning sunshine and enjoy stunning long-range views over St Mawes, the Percuil River and the National Trust owned St Anthony’s Head. On arrival the covered sidewalk provides ideal storage and hanging space for wetsuits bikes, boots, coats or even surfboards. This is also the ideal place to wash off sandy feet or paws after a day at the beach!
There is a lovely entrance hall and two bedrooms on the ground floor both with en-suite shower rooms and the master has a large bay window where you can sit and enjoy the glorious view. Also to one side of the entrance hall is an office space with desk if you feel the need to work while on holiday or a great room for the dogs to sleep. On the first floor the open plan living room is ready to welcome you with a fitted kitchen and dining area for family meals. Comfortable seating creates a relaxing space to watch TV, playing games or have a family evening enjoying the sunset from the balcony. To the side of the living room is a utility room with essential holiday facilities for guests. There are two further bedrooms on the first floor a twin and king size. The twin room has a door directly out to the garden terrace where you can enjoy the evening sunset. Lavausa’s lovely garden offers space for the family to enjoy with a large terrace seating area with table and chairs for outside dining and lawn perfect for games or to enjoy private sunbathing. The garden can be accessed directly from the house or by the steps leading from the covered sidewalk. St Mawes village offers a variety of shops art galleries pubs and restaurants all within walking distance of Lavausa. Other facilities to enjoy including the ferry across the bay to Falmouth, country walks, a host of stunning Cornish gardens, sailing, fishing, kayaking, or take the small ferry to Place and walk to Portscatho. The Roseland Peninsula is there to explore, and the South West Coastal Path’s with stunning beaches and coves are all set within the Roseland Area of Outstanding Natural Beauty.
